 Our objective is to help you achieve the maximum return on your property investment.

3).Reservations. Costa Rica Vacation One professional staff handles all aspects of renting properties, sending out confirmations, collecting deposit and rent money in advance, coordinating keys and tending to last minute details.
4).Check-In/Check-Out and Cleaning Services. We arrange for guests to check in to their vacation accommodations at a given time, carefully coordinating the housekeeping so that the rental will be thoroughly cleaned for their enjoyment and then serviced daily throughout their stay.
5).Concierge Services. Arrange for everything the guests require.
6).Tours & Adventures. We know the most dependable vendors.
7).Maintenance. Costa Rica Vacation One offers its Costa Rica vacation rental guests emergency maintenance as well as providing our owners regular property inspections. Our experienced vendors can handle any repair, regardless the size or scope.

● Reservation Policies - Costa Rica Vacation One:

● Rentals under 90 days:

-50% deposit required at time of reservation
-Balance due 15 days prior to arrival unless it is a Holiday week, balance due 30 days prior to arrival
-If reservations are made within 15 days of arrival, full payment is required
-Security deposit payable in cash is due at time of check in. It is fully refundable if the unit is returned in good condition.

● Rentals over 90 days:

-One month security deposit due at time of reservation
-One month rent due 15 days prior to arrival
-Security deposit is fully refundable if the unit is returned in good condition
** Amount of security deposit varies upon unit, please call for verification.

● Cancelation Policies:
 |
-Reservation is refundable if canceled within 45 days prior to arrival
-50% refundable if cancelled 45-15 days prior to arrival
-Non-refundable if cancelled less than 15 days prior to arrival
-Holiday Reservations are refundable within 60 days prior to arrival
-Holiday Reservations 50% refundable if cancelled 60-30 days prior to arrival
-Holiday Reservations are non-refundable if cancelled less than 30 days prior to arrival

● Payment of Reservation deposit :
 In order to reserve an accommodation, we need a reservation deposit. The amount will depend of the length of your stay and may vary depending on the property you reserve.

● All rentals :
 Please be sure to have the necessary funds in cash with you before your arrive at the property. Under no circumstances will the keys will be turned over to you until the total amount outstanding has been paid in full (the rental charges plus the security deposit).
Payments for accommodation are non-refundable. If you decide to shorten the length of your stay, previously made payments will not be refunded.

● Payment of Rental Charges on a long term rental :
 Upon your arrival, we will meet you and drive you to the vacation rental property where we will sign the rental agreement. This agreement will be signed by you as the guest and by Alliance Costa Rica or its designee on behalf of the apartment's owner/s. At that time, you must pay the full amount outstanding for rental charges plus the security deposit.

● Payment of Security Deposit on long term rental :
 Together with the rental agreement, you will also provide us with a security deposit that will be kept on file until our satisfactory checkout.
At the end of your stay, we will coordinate a time to meet with you for check-out. At that time, if the apartment is in the same condition as upon your arrival, and there are no damages to the apartment or its belongings, your security deposit will be returned to you. We also need to make sure, if it is the case to make sure all utilities bills are paid in full.
The amount required for the security deposit varies according to the length of the stay and the property rental.

● The security deposit :
 The security deposit must be paid in CASH in US Dollars.
 |
● Downpayment (how to secure accomodation) :
 The downpayment that consist in securing the vacation rental can be paid thru wire bank transfer. 20% to 50% will be requested depending on the accomodation. Any Holiday rental (Christmas-New Year's-Easter-Thanksgiving) will be due in full prior to arrival.

● ALLIANCE COSTA RICA will always try our best to accommodate you whatever might be the time of your arrival.
All rental properties are non-smoking.

-- There is a $25 fee for each lost key.
-- There is a $75 fee for lost (or physically damaged) AC,T.V. and garage door remote.
-- There is a $150 fee for lost key or physical damaged safe boxes.
-- Only one set of keys will be provided with your stay.
-- A fee of $40 will be charged for late arrival after 5h00pm.
-- Cleaning fee might apply.
A lease will be provided via email so you can fully understand it, this lease will also be proof of your receipt and confirmation form.
